1. A possessor of land is liable to trespassing children where (1) he knows or should know that the place is one where children are likely to trespass; (2) a condition maintained upon the premises involves an unreasonable risk of harm to such children; (3) the particular child injured by such condition did not understand and appreciate the risk incident thereto; and (4) the utility to the possessor of maintaining the condition is slight as compared with the risk of harm to children. The evidence in this case made defendants liability under the rules stated a fact question for the jury.
